The Property Condition Disclosure Statement
Every Vendor, at the time of signing a Listing Agreement, will be asked to fill out a Property Condition Disclosure Statement. Although it is not mandatory to fill it out it is highly recommended, since the vast majority of Vendors do fill them out. You should answer the questions honestly. A potential Purchaser has the right to know the answers to the questions before deciding to buy. They will often make the Disclosure Statement a part of the Agreement of Purchase and Sale as well. In today's market, a Vendors unwillingness to provide a Disclosure Statement is often viewed with concern.
